1.1) www.sellmyownhome.co.uk provides a website portal for the private homeseller to place an advert which can be viewed by potential buyers. This service costs £9.99, £69.99, £99.99, £159.99 & £499.99 depending on the homesellers choice of service - these prices are inclusive of VAT at 17.5%. There are no other costs - our charges are a one-off fee.

1.2) A for-sale board is available to the homeseller dependent on their chosen level of service. This will be delivered as soon as possible once it has been ordered. Replacement boards can be ordered (£35.00 plus vat including postage and packing).

1.3) Your property will be viewed via www.sellmyownhome.co.uk and, dependent on level of service, a number of associate portals. Arrangements to publish properties on our partner sites may be subject to alteration or cancellation without notice according to changes in service or costs imposed on us by those partner sites. As such, we do not guarantee unlimited publication on partner sites (paid or not), although where available our practice will be to offer an unrestricted access period. Publication of customer listings on our network partner sites normally takes 24-48 hours.

1.4) Note that this period is provided as a guide only and may vary and assumes the normal operation of automated processes and /or systems currently in place. From time to time, interruptions in service can occur for technical reasons, due to faults or for necessary maintenance and customers are advised that whilst we undertake to ensure the swift forwarding of information for publication or update of listings on our partner sites, we cannot accept any responsibility for interruptions or delay in publication at these sites due to faults or maintenance issues affecting services beyond our control.

1.5) The design, search facilities and display of property information on our partner sites is controlled and directed by those individual sites exclusively and we have no control over the operation of their services. No guarantee is offered that property details placed on partner sites will appear in any particular format or under any particular search category - that is a matter for the individual sites and the manner in which they choose to organise their data. We merely undertake to forward the information and address details accurately as provided by you for publication by the site(s) in question. We offer free support in respect of any errors arising in the display of information forwarded and assistance to liaise with partner sites over any problems or faults arising, but we do not accept any financial or legal responsibility for the failure or delay of partner sites to display property details as expected.

1.6) Fees are calculated in pounds sterling and are payable upon completion of the registration process. As there is no time limit in which we advertise your property, we ask that you keep us informed by updating the status of your property to sold once you have received an offer and to remove it from the website once it is no longer available for sale. This enables us to keep our site up-to-date and avoid wasting Buyer's time. Once your property details have been published to our site our service is deemed to have been fully delivered (unless you have opted for our 'Home Support Plus' package). Should you change your mind once your home has been uploaded to sellmyownhome we offer a no quibble 24 hour money back guarantee. However, an administration fee of £19.99 will be charged. Refunds are not available under any other circumstances. Your statutory rights as a consumer are not affected in any way.

Accepting our service

2.0) By using the website "www.sellmyownhome.co.uk", the user ("You") agree to these Terms and Conditions. You must be the legal owner of the property (or have power of attorney) to advertise and you agree to grant copyright license to sellmyownhome ltd to publish your uploaded descriptions and photographs.

2.1) You agree to allow sellmyownhome ltd to use your uploaded property details on your behalf. The details you advertise must not be misleading or inaccurate and sellmyownhome reserves the right to edit or delete your descriptions where deemed appropriate.

2.2) sellmyownhome ltd accepts no financial liability for any interruption in service or any liability for any loss arising due to our negligence and you agree to indemnify us in respect of any claims against us or expenses incurred by breach of copyright issues, inaccuracies created or property misdescriptions. sellmyownhome ltd will do it's upmost to ensure your details reach as many buyers as possible.

2.3) sellmyownhome ltd cannot be held responsible for you receiving no offers or viewings, no sale being made, sales falling through or the sale price being lower than your original aspirations.

3.0) Our system is as secure as we are able to make it and we do not pass your details to any third party without your prior consent. We are registered to collect information in accordance with the Date Protection Act. Our registration number is Z9696667.

4.0) We do all we can to provide an exemplary service. However, should you have any issues relating to our service please, in the first instance, contact us via email at enquiries@sellmyownhome.co.uk.

Changes to Terms and Conditions

5.0) We reserve the right to change these Terms and conditions without prior notice to you. If we change the Terms and Conditions, it will be posted to the web site and become effective at the time of posting.

Any other business?

6.0) In general, your information and activities on the sellmyownhome ltd website must not be in breach of copyright, offensive or abusive in any way, be fraudulent be in breach of any applicable or relevant laws or regulations, in infringement of any third parties copyrights, patents or trademarks or compromise any rights of privacy, create liability for us or cause us to lose, partial or whole, the service of our ISP or other suppliers, liable to contain any form of computer virus or anything else that might interrupt or disrupt our normal operating procedures or used to promote unsolicited products or services.

Without compromising our existing services and current remedies we may immediately issue a warning, suspend or refuse use of sellmyownhome.co.uk and our services to you without notice should you breach our Terms and Conditions.
