What if I am already with an Estate Agent?
If you have signed up with an Estate Agent, there is nothing to stop you from selling your home privately (unless you have signed a 'sole selling rights' agreement). In fact, tell your agent that you're also marketing your home privately on-line. It's best to be up-front about these things and it should help galvanise and motivate the agent by providing them with some healthy competition. If you've signed a sole agency agreement with a high street agent please read your contract carefully to avoid the possibility of paying two sets of fees if sellmyownhome.co.uk introduces a buyer. » click to register now..
House Prices - how do I value my property?
There are many ways that you, the homeowner, can gauge an idea of what your home is worth. Keep an eye on property sections of the local papers, get some local Estate Agents out to value your home (at least three to get a good cross-section of ideas) and use the property valuing facility in our Useful Links section which will tell you what your neighbour sold for! This facility uses information gained directly from Land Registry so is very accurate and can be used by you as a wonderful guide to help value your home.
Your home is ultimately worth what somebody is willing to pay for it, so do your research. If you need to adjust the price at any time, you can do this without charge in the 'edit your details' section. » click to register now..
How does the process work?
The internet is transforming the way our housing market works. Many people are choosing to sell their house privately and sellmyownhome.co.uk puts you in control to decide when to market, when to allow viewings, what offer to accept and how fast you want to move. And will save you thousands of pounds in Estate Agency fees!
In a nutshell, you upload the details of your home along with the pictures that will help enhance the saleability of your home. You post your contact details and ........ wait. When contacted by an interested party, be honest about your home, if you're not sure of an answer, then say so, the onus is on the prospective purchaser to make further enquiries.
When arranging a viewing, it's best to try to use your common sense. Find out their name and a little bit of background ie. are they a first time buyer, their buying position, where they live and their contact details. Also, don't forget the security aspect of having relative strangers visit your home.
Should they want to make an offer, this will almost always be 'subject to contract and survey'. This means your buyer will employ a Solicitor or Conveyancer to carry out the legal side of the purchase and a Surveyor to make sure the building is 'structurally sound'. As the homeowner you will need to employ a Solicitor too at this stage. We recommend going to our 'other services' page where you can download a conveyancing quote (without obligation).
Remember to confirm everything in writing agreed/discussed with your private buyer and swap Solicitors details with them. » click to register now..
How do I make the most of what I've got?
The property description is intended to give potential buyers details about the accommodation and facilities on offer at you home. It's your property so you can put any information you wish in any paragraph whilst always making sure that any fact is correct and honest. You do not need to give comprehensive particulars of the property - it's very much a case of 'less is more' and the details should provide a teaser as to what your home offers. Just include information sufficient to encourage buyers to view.
You don't have to highlight bad features, but you must not give a misleading or exaggerated description.
When measuring, be as accurate as you can. If the room is irregularly shaped, then state this and give measurements based on usable floor space - within a 3" tolerance. If you're measuring into bay windows or built in cupboards then state this.
A template is provided for the main property description. Once the property is added to our site and you are issued with a Property ID, you can come back anytime to modify the details at your leisure. You will also need a single sentence summary of your home to act as the teaser to encourage interest. We recommend that you prepare your text in a word processor in advance, then copy & paste each paragraph into the relevant space once on line.
