In a nutshell, if you sign up to our 'sell easy' package, you upload the details of your home along with the pictures yourself, David Neilan & Company checks your details comply to The Estate Agency Act 1979 and The Property Misdescriptions Act 1991, then uploads your home to our associate sites, including www.rightmove.co.uk. David Neilan & Company alerts you to any interest via email - we'll get some background on the viewer for you and make you aware of things like their buying position and their contact details, you show viewers over your home, negotiate the sale price and hand the keys over upon completion. Should you need any advice throughout the whole process, our experienced and helpful staff will always be on hand to offer advice.
Our 'my agent' service gives you greater access to our in office staff. David Neilan & Company will compile a professional set of sales particulars with digital photographs ensuring your home is shown in it's best possible light. We'll also, where appropriate, erect a 'For Sale' board at your property, helping to enhance its saleability and we'll show viewers for you. Once a buyer is found we'll negotiate on your behalf and shepherd the sale through to a successful conclusion whilst liasing with other parties in the chain, solicitors and other agencies.
Both the above services include an upfront fee of just £399 plus VAT - totalling £458.85 - and both save you a fortune when your property sells. There are no tie-ins and no catches and we advertise your home until you either remove it from sale or it sells.

How do I make the most of what I've got?
The property description is intended to give potential buyers details about the accommodation and facilities on offer at you home. It's your property so you can put any information you wish in any paragraph whilst always making sure that any fact is correct and honest. You do not need to give comprehensive particulars of the property - it's very much a case of 'less is more' and the details should provide a teaser as to what your home offers. Just include information sufficient to encourage buyers to view.
You don't have to highlight bad features, but you must not give a misleading or exaggerated description.
When measuring, be as accurate as you can. If the room is irregularly shaped, then state this and give measurements based on usable floor space - within a 3" tolerance. If you're measuring into bay windows or built in cupboards then state this.
A template is provided for the main property description. Once the property is added to our site and you are issued with a Property ID, you can come back anytime to modify the details at your leisure. You will also need a single sentence summary of your home to act as the teaser to encourage interest. We recommend that you prepare your text in a word processor in advance, then copy & paste each paragraph into the relevant space once on line.
